Who we serve
We work with NYC commercial accounts. That usually means Labor Law exposure, managing-agent certificate friction, and building programs that need vendors moving.
- Contractors and general contractors. You need markets that understand Labor Law 240/241 and Action Over language, and a broker who will own the next certificate when a GC or owner rejects the last one. See the contractor guide and commercial general liability.
- Property managers and managing agents. You get a named commercial contact for building programs and vendor certificates, not a ticket queue that resets when the account team rotates.

How a new client starts
Email team@serheydavidson.com with declarations, a current certificate if you have one, and one paragraph of context. That context can be contractor operations, a building program, a rejected COI, a renewal, or a new entity. Lacey gathers the information and discusses it with you so we understand everything. Then she works with her team and goes to market.
Contractors / GCs: Attach current declarations, the latest accepted or rejected COI, the legal entity name, a short operations summary (trades, height work, subcontracting mix), and any contract insurance exhibit or rejection notes.
Buildings / property managers: Attach current master or program declarations if you have them, the stuck vendor COI or endorsement wording, the legal entity or managing-agent naming, and a one-line building or project description.

Certificates of Insurance (COIs)
A certificate of insurance is evidence of coverage, not coverage itself. In NYC commercial work, certificates still decide whether a job starts on time.
For commercial accounts we already place, standard certificate requests are part of ongoing service when the Additional Insured, waiver, and primary/non-contributory language the holder needs are already on the policy and holder details are complete.
When wording, endorsements, or limits do not match the contract, the fix is coverage or endorsement work, not a prettier PDF. A certificate does not fix a Labor Law or Action Over exclusion. Standard vs complex requests
Standard: A reissue when the policy already has the required endorsements and the holder details are complete. That work sits inside ongoing service for accounts we place.
Complex: New Additional Insured wording, carrier-approved endorsement changes, or a new market bind before the certificate can show the required terms. That is not the same clock as a standard reissue. Ask for current timing on the specific request rather than assuming a same-day promise.
